[Agent], this is [Your Name] with [Mortgage Company]. Would I totally ruin your [Day] if I told you this was a cold call from a lender? Can I take 26.9 seconds to tell you why I called you specifically? Thanks! *slight chuckle* You can even start the timer if you want... [Agent], I noticed you’ve been pretty active over there in [County] County. In fact, I saw you closed the buy-side on [Address] listing in [Month]. How long have you been working that market? (Listen.) I bet you have seen that market shift a bit in the past [Year(s)]. Here's the honest reason I called... I've been helping realtors serve [Area] since 2007. One thing I hear pretty often is that somewhere along the way, the relationship between the loan officer and realtor starts feeling a little... one-sided. They're expected to send referrals... while very little ever seems to come back their way. The agents I seem to help the most are the ones doing somewhere around five to 12 transactions a year. They're successful, they're growing, but many of them tell me they're doing a lot of referring without seeing the same level of business or attention in return. (Pause.) Has that ever been your experience? (Let him/her talk. Whatever they give you — a war story, a shrug, an objection — acknowledge it in one sentence. Their answer is the doorway to the ask.) (Label) I appreciate you being honest. It sounds like you're doing what a good partner should do... you're just hoping for a little more reciprocity. [Agent], this may not be for you, but would it be a crazy idea to grab coffee next week for 20 minutes just to see if there are a few ideas that could help you grow in [County] a little more? CONFIRM COFFEE APPT [Day] it is at [Time], and coffee is on me. I'm sending you the calendar invite to [Email] in the next 5 minutes. 20 minutes... no rate sheets or pitch deck. This is all about how I can help you get more business. Is that fair?
